Garden design produces drawings: a survey of what is there, a layout, planting plans and enough construction detail for somebody to price and build it. The value is that it resolves levels, drainage, circulation and planting together, before anybody moves soil.

It also lets the work be phased sensibly. A plan makes it possible to build the hard landscaping this year and plant next year without the second phase fighting the first.

Planting plans should name species and sizes and account for mature spread rather than how the bed looks on planting day. Overplanting for instant effect is the most common reason a garden needs thinning out in four years.

Design and build

A designer who also builds is quicker; a designer who does not is impartial

The same trade-off as an addition, at a smaller scale, and worth making deliberately rather than by default.

A design-and-build practice knows what its own crews can do and what it costs, which makes the plan realistic and the process simple.

An independent designer produces a plan several contractors can bid on, which is the only way to know what the build is actually worth. On a large garden that difference usually exceeds the fee.

  1. Drawings you cannot build from

    Ask: “What drawings do I get, and is there enough detail for a contractor to price it accurately?”

    A beautiful rendering is not a construction document. Without levels, drainage, setting out dimensions and specifications, contractors are each interpreting it differently, which is why their prices vary so much and why the built result differs from the picture.

  2. Plants specified for the wrong conditions

    Ask: “Has the soil and the aspect been assessed, and are these plants suited to it?”

    Sun, shade, soil type, drainage and hardiness all decide whether a planting plan survives. A plan drawn to a look rather than to the site produces a garden that needs replanting within two seasons, usually at the owner's cost.

  1. In-house or subcontracted

    Ask whether the crew doing this specific work is on their payroll. Plenty of companies list a service and hand it straight to somebody else, which is not wrong, but it changes who is answerable when something goes back.

  2. The licence for the parent trade

    Look the number up with the authority that issues it rather than reading the certificate they send you. What a licence covers, and whether one is needed at all, changes by state and province.

  3. Insurance, confirmed with the insurer

    A current certificate sent to you by the insurer, not a photocopy from the company. Ask for liability and, where crews are on site, workers' compensation.

  4. What the quote leaves out

    Removal, disposal, subfloor or substrate work, permits and making good afterwards are where two quotes on the same job separate. Ask for the exclusions in writing next to the inclusions.

  5. Two warranties, not one

    The manufacturer covers the material and the company covers the workmanship. Get the second in writing, with its length, and ask whether it transfers if you sell.

  6. How a change is priced

    Agree before the deposit how anything found on the way is priced and approved. The moment to settle that is while you are still choosing between companies, not on the day somebody lifts a floorboard.
