Preparation is most of the labour and all of the result

Interior painting is filling, sanding, caulking, masking and priming, and then the part everybody pictures. On a normal room the preparation is the majority of the hours, and it is the entire difference between a decent finish and a poor one.

It is also where quotes differ. Two prices for the same rooms usually describe different amounts of preparation rather than different paint.

Number of coats is worth agreeing explicitly. Two coats over a matched primer is normal; one coat over a colour change will look thin in the corners and against the light, whatever the tin claims.

Every painter says they prepare properly. The quotes that mean it describe what that involves, and the ones that do not are the cheap ones.

The specifics worth seeing named: filling and sanding, caulking gaps at trim, spot priming bare or repaired areas, degreasing kitchens and bathrooms, and how many coats of what.

Paint product and sheen should be named too. Trade and retail lines from the same brand differ in coverage and durability, and substituting down is invisible until the walls start marking.

  1. Paint supplied by the painter, unspecified

    Ask: “Which paint, which range and what sheen, and how many coats?”

    A quote that includes materials without naming the product leaves the choice with whoever is trying to hit a price. Name the range and the finish in the quote so the comparison is real.

  2. Protection and making good

    Ask: “How is the room protected, and what cleaning up is included at the end?”

    Floors, furniture and fittings need covering, and paint gets removed from glass, hardware and switches at the end. How thoroughly is a real variable between firms and the main reason one job feels professional and another does not.

  1. In-house or subcontracted

    Ask whether the crew doing this specific work is on their payroll. Plenty of companies list a service and hand it straight to somebody else, which is not wrong, but it changes who is answerable when something goes back.

  2. The licence for the parent trade

    Look the number up with the authority that issues it rather than reading the certificate they send you. What a licence covers, and whether one is needed at all, changes by state and province.

  3. Insurance, confirmed with the insurer

    A current certificate sent to you by the insurer, not a photocopy from the company. Ask for liability and, where crews are on site, workers' compensation.

  4. What the quote leaves out

    Removal, disposal, subfloor or substrate work, permits and making good afterwards are where two quotes on the same job separate. Ask for the exclusions in writing next to the inclusions.

  5. Two warranties, not one

    The manufacturer covers the material and the company covers the workmanship. Get the second in writing, with its length, and ask whether it transfers if you sell.

  6. How a change is priced

    Agree before the deposit how anything found on the way is priced and approved. The moment to settle that is while you are still choosing between companies, not on the day somebody lifts a floorboard.
