Replacing an entry door can mean just the slab, or a pre-hung unit with a new frame and threshold. A slab-only swap depends on the existing frame being square and sound, and on the new door matching the hinge and lock positions exactly.

Most exterior replacements are pre-hung, because the frame, the sill and the weatherstripping are usually the reason the old door draughts and sticks.

Fibreglass and steel doors are more stable than timber in a position that takes weather and sun, and they hold their finish longer. Timber looks better and needs maintaining, particularly on a south or west elevation with no porch.

The lock is the part people buy, and the frame is the part that fails

Spending on the door and the lock while leaving the strike fixed into thin trim is the same mistake as on any other door, and the front door is where it matters most.

A reinforced strike plate with screws long enough to reach the framing behind is a small item on the invoice and moves the failure point from the frame to the lock itself.

Glazing beside or in the door is the other consideration, because a thumb turn reachable through broken glass makes the lock irrelevant. Laminated glass or a different lock arrangement solves it.

  1. The threshold and the sill pan

    Ask: “Is a sill pan being installed under the threshold?”

    Water getting under an entry door damages the floor and the framing below, and the defence is a properly detailed sill pan and threshold. It is hidden work, it is left out routinely, and it is the most common cause of rot at a front door.

  2. Finishing left to the owner

    Ask: “Is the door supplied finished, and if not, what does the warranty require and by when?”

    Many doors arrive primed rather than finished, and the manufacturer's warranty often requires all six edges, including the top and bottom, to be sealed within a period. Doors left primed over a winter are a warranty problem and a swelling problem.

  3. Insurance, confirmed with the insurer

    A current certificate sent to you by the insurer, not a photocopy from the company. Ask for liability and, where crews are on site, workers' compensation.

  4. What the quote leaves out

    Removal, disposal, subfloor or substrate work, permits and making good afterwards are where two quotes on the same job separate. Ask for the exclusions in writing next to the inclusions.

  5. Two warranties, not one

    The manufacturer covers the material and the company covers the workmanship. Get the second in writing, with its length, and ask whether it transfers if you sell.

  6. How a change is priced

    Agree before the deposit how anything found on the way is priced and approved. The moment to settle that is while you are still choosing between companies, not on the day somebody lifts a floorboard.
