What chimney repair actually involves

The crown, the flashing and the mortar, which is where water gets in

Most chimney repairs are about water rather than fire. The crown on top cracks, the flashing where the stack meets the roof fails, and the mortar joints in the exposed brickwork erode, because a chimney is the one part of the building weathered on all four sides and above.

Repointing replaces the failed mortar. Crown repair or replacement seals the top. Flashing is roofing work as much as chimney work, and on older properties it is often the original lead or the wrong material entirely.

Water damage inside a chimney is progressive and it works on the liner and the structure together. A stain on a ceiling next to the stack is usually flashing, and it is cheaper to deal with in the year it appears.

Waterproofing a chimney is a legitimate and useful measure, and the product has to be vapour permeable.

A breathable masonry sealer keeps liquid water out while letting water vapour escape. A film-forming waterproofer seals both ways, so anything that gets in, and something always does, stays in and freezes.

The damage from that is worse than no treatment at all. It is worth asking what product is being used and confirming it is breathable rather than a general purpose sealer.

  1. The wrong mortar on old brick

    Ask: “What mortar mix are you using, and is it softer than the brick?”

    Repointing soft old brick with hard modern cement mortar makes the mortar stronger than the brick, so the brick face spalls off instead of the joint wearing. On a period property the correct mix is usually lime based, and it is a common and expensive mistake.

  2. Flashing sealed rather than replaced

    Ask: “Is the flashing being replaced and stepped into the joints, or sealed?”

    Running sealant around old flashing is a temporary measure sold as a repair more often here than almost anywhere else on a house, because nobody can see it from the ground. Proper flashing is stepped into the mortar joints, not stuck to the surface.

    Ask whether the crew doing this specific work is on their payroll. Plenty of companies list a service and hand it straight to somebody else, which is not wrong, but it changes who is answerable when something goes back.

    Look the number up with the authority that issues it rather than reading the certificate they send you. What a licence covers, and whether one is needed at all, changes by state and province.

  3. Insurance, confirmed with the insurer

    A current certificate sent to you by the insurer, not a photocopy from the company. Ask for liability and, where crews are on site, workers' compensation.

  4. What the quote leaves out

    Removal, disposal, subfloor or substrate work, permits and making good afterwards are where two quotes on the same job separate. Ask for the exclusions in writing next to the inclusions.

  5. Two warranties, not one

    The manufacturer covers the material and the company covers the workmanship. Get the second in writing, with its length, and ask whether it transfers if you sell.

  6. How a change is priced

    Agree before the deposit how anything found on the way is priced and approved. The moment to settle that is while you are still choosing between companies, not on the day somebody lifts a floorboard.
