The work

What deep cleaning actually involves

What separates a deep clean from a thorough regular one

A deep clean covers what a routine visit does not have time for: inside the oven and the refrigerator, behind and under appliances, skirting boards and door frames, light fittings, window tracks, limescale on tiles and screens, and the tops of things nobody looks at.

It takes considerably longer than a standard clean, which is why it is priced separately and why a firm quoting the same hours for both is quoting a standard clean.

It is normally the first visit with a new cleaner, or a one-off before a party or after building work. After that, regular visits maintain it at a much lower cost.

The checklist

Ask for the task list, because the words mean different things

Deep clean, spring clean and top to bottom are marketing terms rather than defined services, and two firms using the same phrase can be offering substantially different work.

A written list of what is included, room by room, makes quotes comparable and settles arguments afterwards. Ovens, interior windows, inside kitchen cupboards and blinds are the four most common exclusions.

It is also the fairest thing for the cleaner. Most disputes in this trade come from an expectation nobody wrote down.

Failure points

Two things that go wrong

All cleaning companies research →
  1. Priced by the hour, scoped by the room

Ask: “Is this priced for the job or for a number of hours, and what happens if it takes longer?”

A deep clean quoted hourly with a fixed number of hours will stop when the hours do, whatever is left. Either agree the scope and let the hours follow, or accept that the quoted time is the real limit and decide what matters most.

  2. Products and equipment assumed

Ask: “Do you bring your own products, and can you use mine if I need specific ones?”

Some firms bring everything, some expect you to supply products, and some will use yours on request. It matters for anyone with allergies, pets, stone worktops or anything else that reacts badly to a general purpose cleaner.

Before you book deep cleaning

How we rank →

Six checks, in the order they save you the most. None of them takes longer than a phone call, and the first one is the reason two quotes for the same job can be a thousand apart.

  1. In-house or subcontracted

Ask whether the crew doing this specific work is on their payroll. Plenty of companies list a service and hand it straight to somebody else, which is not wrong, but it changes who is answerable when something goes back.

  2. The licence for the parent trade

Look the number up with the authority that issues it rather than reading the certificate they send you. What a licence covers, and whether one is needed at all, changes by state and province.

  3. Insurance, confirmed with the insurer

A current certificate sent to you by the insurer, not a photocopy from the company. Ask for liability and, where crews are on site, workers' compensation.

  4. What the quote leaves out

Removal, disposal, subfloor or substrate work, permits and making good afterwards are where two quotes on the same job separate. Ask for the exclusions in writing next to the inclusions.

  5. Two warranties, not one

The manufacturer covers the material and the company covers the workmanship. Get the second in writing, with its length, and ask whether it transfers if you sell.

  6. How a change is priced

Agree before the deposit how anything found on the way is priced and approved. The moment to settle that is while you are still choosing between companies, not on the day somebody lifts a floorboard.

Common questions about deep cleaning

Ask us something else →

  • Who handles deep cleaning?

Deep cleaning is handled by cleaning companies. Not every company in the trade takes this work on, so each ranking lists the services a company genuinely performs rather than everything it advertises.

  • What should I ask before booking deep cleaning?

Ask what the quote includes and excludes, who is doing the work, whether a permit is needed and who is pulling it, and what the workmanship warranty covers. Get the answers in writing before anyone starts.

  • How do I compare quotes for this?

Put them on one sheet line by line. Differences in price almost always turn out to be differences in scope, material grade or warranty length rather than margin.

  • Is deep cleaning priced separately from the rest of the job?

Usually it is a line inside a larger quote rather than its own invoice, which is exactly why the exclusions matter. Ask for it itemised so you can compare that line between companies instead of comparing two totals.
