Cleaning to a standard somebody else will inspect

An end of tenancy clean is judged rather than admired. It covers everything a deep clean does, with particular attention to the places inventories always check: the oven, the extractor filter, inside cupboards and drawers, the fridge freezer defrosted and cleaned, limescale, window interiors, and skirting.

The distinguishing feature is that the work is aimed at a checklist held by somebody who has an interest in finding fault.

Book it for after the furniture has gone and before the final inspection, with a day between. Cleaning around a half-packed flat produces exactly the result the inventory clerk will photograph.

The deposit

A guarantee is only worth the window it gives you

Many end of tenancy cleans come with a re-clean guarantee if the landlord or agent objects, and the value is entirely in the terms.

Ask how long the guarantee lasts, usually between two and seven days, whether it needs the agent's report, and whether the re-clean covers the whole property or only the items raised.

Keep your own dated photographs of every room after the clean. They are the evidence if a deposit deduction is proposed weeks later, and they cost nothing to take.

  1. Carpets quoted separately

    Ask: “Does this include professional carpet cleaning with a receipt, or is that separate?”

    Many tenancy agreements require professional carpet cleaning with a receipt, and that is a different machine and often a different company. It is the single most common thing missing from an end of tenancy quote.

  2. Pre-existing damage treated as dirt

    Ask: “What here will not come out, and can we record that before you start?”

    Worn enamel, scratched worktops and stained grout do not come out, and a clean cannot fix them. Photograph them beforehand so the difference between damage and dirt is documented before anybody starts.

  1. In-house or subcontracted

    Ask whether the crew doing this specific work is on their payroll. Plenty of companies list a service and hand it straight to somebody else, which is not wrong, but it changes who is answerable when something goes back.

  2. The licence for the parent trade

    Look the number up with the authority that issues it rather than reading the certificate they send you. What a licence covers, and whether one is needed at all, changes by state and province.

  3. Insurance, confirmed with the insurer

    A current certificate sent to you by the insurer, not a photocopy from the company. Ask for liability and, where crews are on site, workers' compensation.

  4. What the quote leaves out

    Removal, disposal, subfloor or substrate work, permits and making good afterwards are where two quotes on the same job separate. Ask for the exclusions in writing next to the inclusions.

  5. Two warranties, not one

    The manufacturer covers the material and the company covers the workmanship. Get the second in writing, with its length, and ask whether it transfers if you sell.

  6. How a change is priced

    Agree before the deposit how anything found on the way is priced and approved. The moment to settle that is while you are still choosing between companies, not on the day somebody lifts a floorboard.
