What mold remediation actually involves

Find the water, fix the water, then remove the growth

Mould is a symptom. It grows where there is moisture, and removing it without correcting the moisture source guarantees it returns, usually in the same place.

Remediation itself is containment of the working area, negative air pressure so spores do not spread, removal of porous materials that cannot be cleaned, cleaning what can be, and drying. Painting over it is not remediation.

Small areas of surface mould on hard, non-porous surfaces from an obvious cause, a bathroom without ventilation, are often a homeowner job. Large areas, anything inside a wall, and anything where the cause is unclear are not.

Testing

The firm that tests should not be the firm that remediates

If the same company decides how much mould there is and then quotes for removing it, the incentive is obvious and the conflict is real.

Use an independent assessor for testing and a separate contractor for the work, and use the assessor again afterwards for clearance testing. That final test is what tells you the job worked.

Be sceptical of free mould inspections from remediation companies, and of dramatic claims about health effects made by somebody quoting for the remedy.

  1. No containment

    Ask: “What containment and negative air are you using, and how is the waste bagged?”

    Cutting out mouldy material without sealing the area and running negative air spreads spores through the rest of the house, which turns one affected room into several. The containment is not optional and it is visible when it is being done properly.

  2. No clearance test at the end

    Ask: “Is there an independent clearance test at the end, and who pays for it?”

    Without post-remediation verification, there is nothing but the contractor's word that the work succeeded. An independent clearance test is a modest cost and it is the only objective end point the job has.

Six checks, in the order they save you the most. None of them takes longer than a phone call, and the first one is the reason two quotes for the same job can be a thousand apart.

  1. In-house or subcontracted

    Ask whether the crew doing this specific work is on their payroll. Plenty of companies list a service and hand it straight to somebody else, which is not wrong, but it changes who is answerable when something goes back.

  2. The licence for the parent trade

    Look the number up with the authority that issues it rather than reading the certificate they send you. What a licence covers, and whether one is needed at all, changes by state and province.

  3. Insurance, confirmed with the insurer

    A current certificate sent to you by the insurer, not a photocopy from the company. Ask for liability and, where crews are on site, workers' compensation.

  4. What the quote leaves out

    Removal, disposal, subfloor or substrate work, permits and making good afterwards are where two quotes on the same job separate. Ask for the exclusions in writing next to the inclusions.

  5. Two warranties, not one

    The manufacturer covers the material and the company covers the workmanship. Get the second in writing, with its length, and ask whether it transfers if you sell.

  6. How a change is priced

    Agree before the deposit how anything found on the way is priced and approved. The moment to settle that is while you are still choosing between companies, not on the day somebody lifts a floorboard.
