Openers differ mainly in how they drive the door. Chain drives are cheapest and noisiest, belt drives are quiet and cost more, screw drives sit in between and need occasional lubrication. Under a bedroom, belt is usually worth the difference.

Regardless of type, the opener must have photo-eye sensors near the floor and an automatic reverse on obstruction. These are requirements, not features, on anything sold in the last few decades.

Test the reverse every few months: put a solid object flat on the floor in the door's path and close it. The door should touch it and immediately go back up. If it does not, the opener needs adjusting before it is used again.

Balance first

The opener is not supposed to lift the door

A correctly balanced door is held almost entirely by its springs. The opener only overcomes the small remaining imbalance and friction.

That is why fitting a more powerful opener to an unbalanced door is the wrong fix. It will work for a while and then wear out early, having masked the actual problem.

Disconnect the opener and lift the door by hand to waist height. A balanced door stays roughly where you leave it. If it drops or flies up, the springs need adjusting before any new opener goes on.

  1. Old remotes and rolling codes

    Ask: “What does it cost to get the extra remotes, the keypad and the car buttons working?”

    New openers use rolling security codes and will not work with older remotes or keypads. That is a good thing, and it means budgeting for new remotes, a new external keypad, and reprogramming anything built into a vehicle.

  2. Wall reinforcement skipped

    Ask: “Does this door need a reinforcement bracket at the top panel, and is it included?”

    Openers pull against the top panel of the door, and lightweight doors often need a reinforcement bracket to spread that load. Without it the motor slowly bends the panel it is pulling on, and the damage appears a season later.

    Look the number up with the authority that issues it rather than reading the certificate they send you. What a licence covers, and whether one is needed at all, changes by state and province.

  3. Insurance, confirmed with the insurer

    A current certificate sent to you by the insurer, not a photocopy from the company. Ask for liability and, where crews are on site, workers' compensation.

  4. What the quote leaves out

    Removal, disposal, subfloor or substrate work, permits and making good afterwards are where two quotes on the same job separate. Ask for the exclusions in writing next to the inclusions.

  5. Two warranties, not one

    The manufacturer covers the material and the company covers the workmanship. Get the second in writing, with its length, and ask whether it transfers if you sell.

  6. How a change is priced

    Agree before the deposit how anything found on the way is priced and approved. The moment to settle that is while you are still choosing between companies, not on the day somebody lifts a floorboard.
