Smart locks either replace the whole lockset or fit over the inside of an existing deadbolt and turn it. The second kind keeps your existing key and cylinder, which is simpler and often the better choice.

The differences that matter day to day are how it connects, and what happens when the batteries die or the internet does.

Check the door first. Smart locks are less tolerant of a door that needs a shove to latch than a key is, because a motor has less force than a hand, and a misaligned strike is the most common reason one fails to lock.

Know the manual override before you need it

Every smart lock has a way in when the batteries are flat or the electronics fail. Finding out what yours is at the door, in the dark, is the wrong time.

Common overrides are a physical key, external contacts you can touch a battery to, or a keypad code stored in the lock itself rather than in the cloud.

The related question is what happens when the internet is down. A lock that needs a network to open from the keypad is a different proposition to one that only needs it for remote access, and both exist.

  1. Codes that stay after people leave

    Ask: “Can codes be time-limited, and can I see and revoke every active one?”

    The point of a smart lock is guest and contractor codes, and the value depends on them actually being removed or time-limited. Plenty of locks accumulate active codes for people who have not been near the house in years.

  2. The account outlives the owner

    Ask: “How do I fully transfer or reset this so no previous account keeps access?”

    Smart locks are tied to an account, and when a house sells or a tenant changes, the old account may retain access. Transferring or factory resetting the lock is a step people skip, and it is the digital equivalent of not rekeying.

    Ask whether the crew doing this specific work is on their payroll. Plenty of companies list a service and hand it straight to somebody else, which is not wrong, but it changes who is answerable when something goes back.

  2. The licence for the parent trade

    Look the number up with the authority that issues it rather than reading the certificate they send you. What a licence covers, and whether one is needed at all, changes by state and province.

  3. Insurance, confirmed with the insurer

    A current certificate sent to you by the insurer, not a photocopy from the company. Ask for liability and, where crews are on site, workers' compensation.

  4. What the quote leaves out

    Removal, disposal, subfloor or substrate work, permits and making good afterwards are where two quotes on the same job separate. Ask for the exclusions in writing next to the inclusions.

  5. Two warranties, not one

    The manufacturer covers the material and the company covers the workmanship. Get the second in writing, with its length, and ask whether it transfers if you sell.

  6. How a change is priced

    Agree before the deposit how anything found on the way is priced and approved. The moment to settle that is while you are still choosing between companies, not on the day somebody lifts a floorboard.
