Our top 10 hvac companies in Seattle

Seattle heating and cooling is changing fast. The city's marine climate brings long, damp winters that rarely stay below freezing for long, and for decades most homes got by with an oil or gas furnace and no air conditioning at all. That has shifted. Summer heat waves, including the June 2021 heat dome, pushed many households to add cooling, and a heat pump does both jobs. Seattle City Light's Clean Heat program offers rebates for homes that switch from oil heat to an electric heat pump, and several companies on this list will walk you through it. The housing stock shapes the job. A large share of Seattle's houses are older Craftsman, Tudor and brick homes built before 1940, many with no ductwork, cramped basements and electrical panels too small for new equipment. That is why ductless mini splits are so common here, and why a company that can also handle the electrical work, or plan a multi-zone layout around plaster walls, can save you time and money. Before you hire anyone, look up the company on the Washington State Department of Labor & Industries Verify a Contractor tool to confirm its registration, bond and insurance are active. Most companies here print their license number on their website, and we note where one does not. For heat pump and air conditioning work inside the city, also ask whether the contractor will pull the Seattle mechanical permit and whether it holds a City of Seattle refrigeration license.

How we chose the best hvac companies in Seattle

Read our full ranking methodology →

This list follows Google's order. We searched Google Maps for HVAC contractors in Seattle, WA on September 23, 2026 and kept companies in the order Google returned them, after removing any that did not meet our basic bar: at least 4.5 stars, at least 50 reviews, currently operating, a real website, and an address inside Seattle. We left out companies whose Seattle listing appeared to be a satellite or virtual office for a business based elsewhere, and one whose Google address did not match the offices on its own website. We then read each company's reviews and website to write the profiles. No company paid to be included or to change its position.

How to choose a hvac company in Seattle

  • Verify insurance and credentials

Ask for a current certificate of insurance and confirm registration or licensing with the authority that issues it, not with the company.

  • Ask for a written estimate

Scope, materials, removal, disposal and who pulls the permit should all be named on the page rather than agreed on the doorstep.

  • Compare multiple quotes

Two or three bids on the same scope. A number far below the others usually means something has been left out of it.

  • Understand the warranty

Separate the manufacturer's warranty on materials from the company's own warranty on the work, and get both in writing.

  • Ask who performs the work

Find out whether the crew are employees or subcontractors, and who supervises them on the day.

  • Check recent local projects

Ask for addresses or photographs of comparable jobs finished nearby in the last year or two.

  • Avoid high-pressure sales

A discount that expires today, or a knock on the door after a storm, is a reason to slow down rather than sign.

  • Get everything in writing

Change orders, timeline and payment schedule included, before the first payment changes hands.

Questions to ask before hiring

  • Are you insured, and can you send the certificate?
  • How long have you worked in this area?
  • Will you provide a written estimate with materials listed?
  • What warranty do you offer on the work itself?
  • Do you use subcontractors for this job?
  • Who handles permits and inspection?
  • What would you recommend here, and why?
  • How are unexpected costs handled once work starts?
  • What is the estimated timeline from start to finish?
  • Can you provide recent local references?

Red flags

  • No verifiable local business address or registration
  • Pressure to sign on the first visit
  • A demand for full payment up front
  • An offer to cover or waive your insurance deductible
  • Refusal to put warranty terms in writing
  • A quote that will not itemize scope

HVAC companies in Seattle FAQs

  • How much does a heat pump cost in Seattle?

It depends on the house and the system, and none of the companies on this list publish fixed prices. Reviewers describe bids that varied by several thousand dollars for the same job, so get at least two written quotes that list the equipment model numbers, and ask each company whether you qualify for a Seattle City Light rebate.

  • How do I check if a Seattle HVAC contractor is licensed?

Use the Washington State Department of Labor & Industries Verify a Contractor tool and search by the company name or license number. It shows whether the registration, bond and insurance are active. Most companies on this list print their license number on their website.

  • Which Seattle HVAC companies offer 24/7 emergency service?

Beacon and South West both answer 24 hours a day with no extra charge for after-hours calls. Evergreen, Brennan, Integrity, Eco and Energy Technologies also advertise emergency or after-hours service. Olson, Go Green and Progressive Comfort Solutions do not advertise 24/7 service.
