How we chose the best remodeling contractors in Ottawa

We read Google Maps results for "home remodeling contractor in Ottawa, ON" and "renovation company Ottawa", plus kitchen, bathroom and basement renovation searches, on October 30, 2026. Each company had to be operating, rated 4.5 or higher from at least 50 Google reviews, and show an Ottawa street address, a working website, a logo and real project photos. We rejected home addresses, office suites with too few reviews, firms with sites that did not load or carried spam links, foundation and waterproofing specialists, and companies rated below 4.5. The order follows Google's results, with companies found only in our supplementary searches placed after those from the main searches. Capital Homes lists an office address and starts most consultations online, so call ahead. Capital Bathroom Renovation and Miracle Dream Homes may be related, which we could not confirm, so they are listed separately. Where a website did not state a licence, insurance or warranty we say so. No company paid for a place. Ratings and review counts were read on October 30, 2026.

How to choose a remodeling contractor in Ottawa

  1. Verify insurance and credentials

    Ask for a current certificate of insurance and confirm registration or licensing with the authority that issues it, not with the company.

  2. Ask for a written estimate

    Scope, materials, removal, disposal and who pulls the permit should all be named on the page rather than agreed on the doorstep.

  3. Compare multiple quotes

    Two or three bids on the same scope. A number far below the others usually means something has been left out of it.

  4. Understand the warranty

    Separate the manufacturer's warranty on materials from the company's own warranty on the work, and get both in writing.

  5. Ask who performs the work

    Find out whether the crew are employees or subcontractors, and who supervises them on the day.

  6. Check recent local projects

    Ask for addresses or photographs of comparable jobs finished nearby in the last year or two.

  7. Avoid high-pressure sales

    A discount that expires today, or a knock on the door after a storm, is a reason to slow down rather than sign.

  8. Get everything in writing

    Change orders, timeline and payment schedule included, before the first payment changes hands.

How do I check an Ottawa renovation contractor's licence and insurance?

Ontario has no provincial licence for renovation contractors, so the checks are practical. Ask for a WSIB clearance certificate, which you can confirm with the WSIB, and a certificate of liability insurance naming you as the client. Confirm who applies for City of Ottawa building permits, and ask for the licences of the electrician and plumber. If the firm also builds new homes, check its HCRA licence on the regulator's public lookup. Tarion covers new homes only, so on a renovation your protection is a written contract and the contractor's warranty.

How much does a home renovation cost in Ottawa?

It depends on scope, finishes and the age of the house, and most companies here do not publish price lists. The exception is Capital Homes, which gives indicative starting figures of $75,000 for a bathroom, $100,000 for a kitchen and $150,000 for a full basement on its premium design-build projects. Ask every firm for a written itemized quote that separates labour, materials, permits and allowances, and compare at least two quotes for the same scope.

Do I need a permit to renovate my basement or bathroom in Ottawa?

Often yes for a basement and sometimes for a bathroom. The City of Ottawa requires a building permit for structural changes, new walls and many plumbing or electrical changes, while cosmetic work or swapping fixtures in the same place may not need one. Secondary suites have their own rules. Ask your contractor in writing who applies for the permit and who books the inspections, and check the permit status with the City before walls are closed up.
