The Ranking

Our top 9 remodeling contractors in Toronto

Toronto renovation jobs rarely look alike. A century-old semi in Riverdale or the Annex needs structural surprises sorted out before the kitchen goes in, a Mimico condo needs board approval and elevator bookings, and a bungalow in North York may be headed for a second storey. Prices and timelines swing with all of it, so the first question is what kind of project you have. Ontario does not issue a provincial licence for renovation contractors, which makes the checks yours to run. Ask for a WSIB clearance certificate and liability insurance, a written scope and warranty, and confirm who pulls the building permit with the City of Toronto. The City also licenses some renovators under its Building Renovator category, and Tarion enrolment applies to new homes only, not to ordinary renovations. We list what each company says about itself and flag what we could not confirm, including the several firms whose address is a unit or suite rather than a storefront.

Methodology

How we chose the best remodeling contractors in Toronto

We searched Google Maps for home remodeling contractors and renovation companies in Toronto on October 30, 2026, and listed companies in Google's result order. Each had to be operating, rated 4.5 or higher from at least 50 Google reviews, have a working own website, a real logo and photos, and an address inside Toronto or its former boroughs such as Etobicoke and North York. We excluded virtual offices, home addresses, lead-generation sites, companies with keyword-stuffed names and the second listing of any brand we had already included. Several contractors work from office units or suites, which we disclose on each profile. Licences, warranties and awards are the companies' own statements unless noted. No company paid for a place. Ratings and review counts were read on October 30, 2026.

Hiring

How to choose a remodeling contractor in Toronto

  1. Verify insurance and credentials

Ask for a current certificate of insurance and confirm registration or licensing with the authority that issues it, not with the company.

  2. Ask for a written estimate

Scope, materials, removal, disposal and who pulls the permit should all be named on the page rather than agreed on the doorstep.

  3. Compare multiple quotes

Two or three bids on the same scope. A number far below the others usually means something has been left out of it.

  4. Understand the warranty

Separate the manufacturer's warranty on materials from the company's own warranty on the work, and get both in writing.

  5. Ask who performs the work

Find out whether the crew are employees or subcontractors, and who supervises them on the day.

  6. Check recent local projects

Ask for addresses or photographs of comparable jobs finished nearby in the last year or two.

  7. Avoid high-pressure sales

A discount that expires today, or a knock on the door after a storm, is a reason to slow down rather than sign.

  8. Get everything in writing

Change orders, timeline and payment schedule included, before the first payment changes hands.

Questions to ask before hiring

0 of 10 asked

Red flags

  • No verifiable local business address or registration
  • Pressure to sign on the first visit
  • A demand for full payment up front
  • An offer to cover or waive your insurance deductible
  • Refusal to put warranty terms in writing
  • A quote that will not itemize scope

FAQ

Remodeling companies in Toronto FAQs

Does Toronto require a licence for a home renovation contractor?

Ontario does not issue a provincial licence for renovation contractors, so the checks are yours to run. Ask for a WSIB clearance certificate, liability insurance, a written warranty and the building permit plan from the City of Toronto. The City also runs a Building Renovator licence, and Tarion applies only to new homes.

How much does a home renovation cost in Toronto?

Costs depend on scope, the age of the house and the finishes, so none of these companies can give a real number without a site visit. Ask each firm for an itemized written quote, compare what is included and what is an allowance, and expect structural work and permits to add to older homes. Several companies here offer free estimates.

Which Toronto contractors handle condo renovations?

RM Renovation and CSG Renovation both describe condo work with board approvals and building rules, and CSG states a City of Toronto Building Renovator licence. Ask any condo contractor how they handle elevator bookings, noise windows and your building's insurance requirements before you sign.
