The work

What furnace repair actually involves

Ignition, flame sensing, and the one failure that is not about heat

Most no-heat calls come down to ignition and flame sensing: a dirty flame sensor that no longer proves the flame, a failed igniter, a pressure switch reading a blocked flue. All are routine parts and none is expensive.

The failure that is different in kind is a cracked heat exchanger, because that is a combustion gas problem rather than a heating one, and the correct response to it is to shut the furnace down.

Fit a carbon monoxide alarm on every floor with a fuel-burning appliance, regardless of the age or condition of the furnace. It is the cheapest safety device in the house.

Heat exchanger

A cracked heat exchanger is a shutdown, not a repair

The heat exchanger separates the combustion gases from the air that goes into your rooms. A crack in it lets those gases, carbon monoxide among them, into the air you breathe.

A technician who finds one should red tag the furnace and take it out of service. That is the correct action and it is not a sales tactic, even though it arrives at the same conclusion as one.

Because it does arrive there, it is a reasonable thing to get confirmed. Ask to be shown the crack, by camera if necessary, and on an expensive call there is nothing wrong with a second opinion from a firm not quoting for the replacement.

Failure points

Two things that go wrong

All hvac companies research →
  1. Parts warranty that needs registering

Ask: “Was this furnace registered with the manufacturer, and what is the parts warranty now?”

Most manufacturers give a long parts warranty and most require the unit to be registered within a short window of installation. An unregistered furnace falls back to a much shorter term, and the homeowner usually finds this out at the moment they need it.

  2. Repeated repairs on an old unit

Ask: “What has this furnace cost in repairs over the last two years, and what would replacing it cost?”

Two or three service calls a season on a furnace in its late teens is money going into something with a short remaining life. The useful figure is the running total over the last two years against the price of replacing it, and almost nobody adds that up.

Before you book furnace repair

How we rank →

Six checks, in the order they save you the most. None of them takes longer than a phone call, and the first one is the reason two quotes for the same job can be a thousand apart.

  1. In-house or subcontracted

Ask whether the crew doing this specific work is on their payroll. Plenty of companies list a service and hand it straight to somebody else, which is not wrong, but it changes who is answerable when something goes back.

  2. The licence for the parent trade

Look the number up with the authority that issues it rather than reading the certificate they send you. What a licence covers, and whether one is needed at all, changes by state and province.

  3. Insurance, confirmed with the insurer

A current certificate sent to you by the insurer, not a photocopy from the company. Ask for liability and, where crews are on site, workers' compensation.

  4. What the quote leaves out

Removal, disposal, subfloor or substrate work, permits and making good afterwards are where two quotes on the same job separate. Ask for the exclusions in writing next to the inclusions.

  5. Two warranties, not one

The manufacturer covers the material and the company covers the workmanship. Get the second in writing, with its length, and ask whether it transfers if you sell.

  6. How a change is priced

Agree before the deposit how anything found on the way is priced and approved. The moment to settle that is while you are still choosing between companies, not on the day somebody lifts a floorboard.

Common questions about furnace repair

Ask us something else →

  • Who handles furnace repair?

Furnace repair is handled by HVAC companies. Not every company in the trade takes this work on, so each ranking lists the services a company genuinely performs rather than everything it advertises.

  • What should I ask before booking furnace repair?

Ask what the quote includes and excludes, who is doing the work, whether a permit is needed and who is pulling it, and what the workmanship warranty covers. Get the answers in writing before anyone starts.

  • How do I compare quotes for this?

Put them on one sheet line by line. Differences in price almost always turn out to be differences in scope, material grade or warranty length rather than margin.

  • Is furnace repair priced separately from the rest of the job?

Usually it is a line inside a larger quote rather than its own invoice, which is exactly why the exclusions matter. Ask for it itemised so you can compare that line between companies instead of comparing two totals.
