Standing seam hides its fixings inside the raised joint between panels, so nothing that holds the roof down is exposed to weather. Exposed fastener panels are screwed through the face, with a rubber washer under each screw head, and they cost considerably less.

The washers are the whole story. They are the part that ages, and on an exposed fastener roof there are thousands of them, each one a small hole through the covering that depends on a rubber seal.

Metal expands and contracts a long way across a full-length panel. Standing seam clips are designed to let it move; a panel screwed tight through the face cannot, which is what slowly works the fixings loose and opens the washers up.

Lifespan

The coating decides the life, not the metal

Metal roofs are sold on a fifty-year number. The steel will comfortably manage that. What decides whether the roof still looks like a roof is the paint system on it.

The premium coatings hold their colour and resist chalking for decades. The cheaper polyester finishes fade and chalk in a fraction of that time, on identical steel, under the same warranty headline.

So the specification worth comparing between quotes is the coating and the metal gauge, not the years in the brochure.

  1. Mixing metals

    Ask: “Are the fasteners and the flashings the same metal family as the panels?”

    Putting incompatible metals in contact, or letting runoff from one wash over another, causes galvanic corrosion. Copper above steel is the classic case, and so are the wrong fasteners: steel screws in aluminium panels will corrode at every single fixing.

  2. Fitted by a roofer who does asphalt

    Ask: “How many metal roofs has this crew done, and can I see one a few years old?”

    Metal is a different trade. Panel layout, allowance for expansion, seaming and the flashing details all have their own rules, and a crew that mostly lays shingles will produce a roof that looks right and works loose. Ask what proportion of their work is metal.

  1. In-house or subcontracted

    Ask whether the crew doing this specific work is on their payroll. Plenty of companies list a service and hand it straight to somebody else, which is not wrong, but it changes who is answerable when something goes back.

  2. The licence for the parent trade

    Look the number up with the authority that issues it rather than reading the certificate they send you. What a licence covers, and whether one is needed at all, changes by state and province.

  3. Insurance, confirmed with the insurer

    A current certificate sent to you by the insurer, not a photocopy from the company. Ask for liability and, where crews are on site, workers' compensation.

  4. What the quote leaves out

    Removal, disposal, subfloor or substrate work, permits and making good afterwards are where two quotes on the same job separate. Ask for the exclusions in writing next to the inclusions.

  5. Two warranties, not one

    The manufacturer covers the material and the company covers the workmanship. Get the second in writing, with its length, and ask whether it transfers if you sell.

  6. How a change is priced

    Agree before the deposit how anything found on the way is priced and approved. The moment to settle that is while you are still choosing between companies, not on the day somebody lifts a floorboard.
