What a proper inspection covers, and what it produces

An inspection should take in the covering, the flashings, the penetrations, the gutters and edges, and the roof space from underneath. The underside is where an experienced inspector learns the most: daylight where there should not be any, stained rafters, damp insulation, inadequate ventilation.

What you should get at the end is a written report with dated photographs, an assessment of remaining life, and a separation between what needs doing now and what can wait.

Book one before buying a house, after any serious storm, and every few years once the roof is past its midpoint. The cost is small against what it can find, and the report is useful evidence in an insurance claim later.

That is not a reason to refuse one. It is a reason to understand what you are getting, because the person assessing whether you need a new roof is the person who would sell you one.

For a straightforward opinion after a storm, a contractor's free assessment is useful and costs nothing. Get two, because two independent sales visits that agree are worth more than one.

For a purchase, a valuation, or an insurance dispute, pay an independent inspector who does not sell roofs. The fee buys you a report nobody can accuse of having an interest in the answer.

  1. A verbal verdict and no report

    Ask: “What does the written report include, and does it come with dated photographs?”

    An inspector who comes down the ladder and tells you the roof is fine has given you nothing you can use, at sale, with an insurer, or against a contractor later. The deliverable is the document, and it should name the inspector and the date.

  2. Damage that appears during the inspection

    Ask: “What happens if walking the roof damages it?”

    It is rare, and it is real: walking a brittle roof can break tiles or scuff old asphalt. Agree beforehand who is responsible if the inspection itself causes damage, particularly on slate, clay or anything past twenty years old.

  1. In-house or subcontracted

    Ask whether the crew doing this specific work is on their payroll. Plenty of companies list a service and hand it straight to somebody else, which is not wrong, but it changes who is answerable when something goes back.

  2. The licence for the parent trade

    Look the number up with the authority that issues it rather than reading the certificate they send you. What a licence covers, and whether one is needed at all, changes by state and province.

  3. Insurance, confirmed with the insurer

    A current certificate sent to you by the insurer, not a photocopy from the company. Ask for liability and, where crews are on site, workers' compensation.

  4. What the quote leaves out

    Removal, disposal, subfloor or substrate work, permits and making good afterwards are where two quotes on the same job separate. Ask for the exclusions in writing next to the inclusions.

  5. Two warranties, not one

    The manufacturer covers the material and the company covers the workmanship. Get the second in writing, with its length, and ask whether it transfers if you sell.

  6. How a change is priced

    Agree before the deposit how anything found on the way is priced and approved. The moment to settle that is while you are still choosing between companies, not on the day somebody lifts a floorboard.
