The Ranking

Our top 5 general contractors in Edmonton

Edmonton general contractors work across three kinds of homes. Older neighbourhoods such as Ritchie, Bonnie Doon, Strathcona and Mill Woods have postwar bungalows that are due for additions, new layouts and basement suites, mature areas see older houses replaced by infill, and newer suburbs call for basement development. Legal secondary suites are a steady request, and they need permits and inspections to count as legal. No single licence covers every job, so the checks add up. The City of Edmonton's permit pages say a contractor applying for permits must hold a valid City of Edmonton business licence, and electrical, gas and plumbing work needs the right trade certification and its own permit. Alberta requires a builder licence and warranty coverage for new homes under the New Home Buyer Protection Act, so ask a builder of new custom homes for both. There is no general provincial licence for renovation contractors, but Alberta also has a prepaid contractor licence for companies that take deposits before work is done, and Contact Renovations says it holds one. Ask for WCB Alberta clearance and an insurance certificate, and settle in writing who pulls the permits. Two of the five here also appear in our Home Remodeling list for Edmonton, and we say so on each page.

Methodology

How we chose the best general contractors in Edmonton

We read Google Maps results for "general contractor in Edmonton, AB", "general contractor company Edmonton" and "design build contractor Edmonton" on October 31, 2026, then ran follow-up searches for residential general contractors and custom home builders. Each company had to be operating, rated 4.5 or higher from at least 50 Google reviews, and show an Edmonton street address, a working website, a logo and real project photos. We rejected St. Albert addresses, commercial-only and modular builders, handyman and landscaping-led firms, production home builders that sell inventory homes, a company with only a downtown suite address, firms with too few reviews and a company whose website would not load after repeated tries. Brikon, FLOW and Contact Renovations follow Google's order across the searches. Effect Home Builders and Delize Inc came from the follow-up searches and come after them. Contact Renovations and Delize also sit in our Home Remodeling list, and they are here because they describe themselves as general contractors or custom builders and fill the five-company minimum. Where a website did not state a licence or warranty we say so. No company paid for a place. Ratings and review counts were read on October 31, 2026, except Contact Renovations and Delize, which were read on October 30, 2026.

Hiring

How to choose a general contractor in Edmonton

  1. Verify insurance and credentials

Ask for a current certificate of insurance and confirm registration or licensing with the authority that issues it, not with the company.

  2. Ask for a written estimate

Scope, materials, removal, disposal and who pulls the permit should all be named on the page rather than agreed on the doorstep.

  3. Compare multiple quotes

Two or three bids on the same scope. A number far below the others usually means something has been left out of it.

  4. Understand the warranty

Separate the manufacturer's warranty on materials from the company's own warranty on the work, and get both in writing.

  5. Ask who performs the work

Find out whether the crew are employees or subcontractors, and who supervises them on the day.

  6. Check recent local projects

Ask for addresses or photographs of comparable jobs finished nearby in the last year or two.

  7. Avoid high-pressure sales

A discount that expires today, or a knock on the door after a storm, is a reason to slow down rather than sign.

  8. Get everything in writing

Change orders, timeline and payment schedule included, before the first payment changes hands.

Questions to ask before hiring

0 of 10 asked

Red flags

  • No verifiable local business address or registration
  • Pressure to sign on the first visit
  • A demand for full payment up front
  • An offer to cover or waive your insurance deductible
  • Refusal to put warranty terms in writing
  • A quote that will not itemize scope

FAQ

General contracting companies in Edmonton FAQs

How do I check an Edmonton general contractor's licence?

Ask for the contractor's City of Edmonton business licence number, since the City's permit pages say contractors applying for permits must hold one. Alberta has no general provincial licence for renovation contractors, but a builder of new homes needs a licence and warranty coverage under the New Home Buyer Protection Act. Also ask for WCB Alberta clearance, an insurance certificate and, if you pay a deposit up front, proof of a prepaid contractor licence. Put in the contract who pulls each permit.

How much does a general contractor charge in Edmonton?

It depends on scope and whether the contractor works on a fixed price or cost plus. Brikon Contracting says Edmonton general contractors usually charge a management fee of 10 to 20 percent of the project and puts a permit-ready legal basement suite at roughly $60,000 to $100,000 in 2026. Treat those as one company's figures. For any contractor, ask for a written itemized quote that separates labour, materials, permits and allowances, and compare at least two for the same scope.

Which Edmonton general contractors build legal basement suites or custom homes?

Brikon Contracting lists legal basement suites and garden suites as core work and says permits and inspections are handled on every project. Effect Home Builders builds custom and infill homes and has designed and built since 2001. Contact Renovations & Custom Homes also lists custom builds. A legal suite needs permits and has specific code requirements, so confirm in writing who applies for each permit and check the status with the City before walls are closed up.
