What repiping actually involves

Copper or PEX, and how much of the house has to open

Repiping replaces the supply lines through the house rather than patching the one that failed. It is disruptive because the pipes are in the walls, ceilings and floors, and most of the cost and nearly all of the mess is access rather than pipe.

The two materials in normal use are copper and PEX. Copper is rigid, long-lived and familiar to every inspector; PEX is flexible, faster to run, cheaper, and can often be pulled through existing cavities with far fewer openings.

Check what your local code allows before choosing. PEX is accepted nearly everywhere now, but some jurisdictions still restrict where it can run, and a few insurers ask about it.

Galvanised

Galvanised supply pipe closes from the inside

If the house has original galvanised steel supply lines, the problem is not that they might leak. It is that they are narrowing.

Zinc coating gives way and the steel corrodes inward, so the bore shrinks and the water pressure falls over decades. By the time the flow is obviously poor, the pipe is well down its life.

That is why repiping a galvanised house is a planned job rather than an emergency one, and why replacing only the section that failed leaves you with the same house and one new pipe in it.

  1. A partial repipe that leaves the cause

    Ask: “Which runs are being replaced, which are staying, and how old are the ones staying?”

    Doing the accessible runs and leaving the ones behind finished walls is cheaper on the day and often the wrong answer, because the sections left in place are the same age as the ones being removed. If the quote stops at a boundary, find out where that boundary is and what is on the other side of it.

  2. Making good is somebody else's job

    Ask: “Does the price include closing the walls back up, and to what standard?”

    Plenty of repipe quotes cover the plumbing and leave the drywall, plaster, tile and paint to you. That is a legitimate way to price it and a very large number to discover afterwards. Ask whether patching, texture matching and painting are inside or outside the figure.

Six checks, in the order they save you the most. None of them takes longer than a phone call, and the first one is the reason two quotes for the same job can be a thousand apart.

  1. In-house or subcontracted

    Ask whether the crew doing this specific work is on their payroll. Plenty of companies list a service and hand it straight to somebody else, which is not wrong, but it changes who is answerable when something goes back.

  2. The licence for the parent trade

    Look the number up with the authority that issues it rather than reading the certificate they send you. What a licence covers, and whether one is needed at all, changes by state and province.

  3. Insurance, confirmed with the insurer

    A current certificate sent to you by the insurer, not a photocopy from the company. Ask for liability and, where crews are on site, workers' compensation.

  4. What the quote leaves out

    Removal, disposal, subfloor or substrate work, permits and making good afterwards are where two quotes on the same job separate. Ask for the exclusions in writing next to the inclusions.

  5. Two warranties, not one

    The manufacturer covers the material and the company covers the workmanship. Get the second in writing, with its length, and ask whether it transfers if you sell.

  6. How a change is priced

    Agree before the deposit how anything found on the way is priced and approved. The moment to settle that is while you are still choosing between companies, not on the day somebody lifts a floorboard.
