What water heater repair actually involves

What can be repaired, and the age at which it stops being worth it

Most tank failures are a small number of parts: a thermostat, a heating element, a gas control valve, a thermocouple. All are replaceable and none is expensive relative to a new heater. What is not repairable is the tank itself, and a tank that is leaking from the body has reached the end.

The other repairable problem is sediment. Minerals settle out of the water and bake onto the bottom of the tank, which insulates the burner from the water, wastes gas and eventually cracks the glass lining.

The date is stamped in the serial number on the label, usually as the first four digits for year and week. Most tanks last ten to twelve years, and a component failure on a tank past that is worth putting against the price of a new one before you spend anything.

The part nobody replaces

The anode rod is what decides how long the tank lives

There is a sacrificial metal rod inside the tank whose only job is to corrode instead of the steel around it. When it is used up, the tank starts rusting, and that is the failure that cannot be repaired.

Replacing it every few years is a cheap job that meaningfully extends the life of the heater, and almost nobody does it because nothing prompts them to.

It is worth asking about on any service call. If the rod has never been checked on a heater that is six or seven years old, that is the single most useful thing the plumber can look at while they are there.

  1. The relief valve and the expansion tank

    Ask: “If the relief valve is discharging, what is the pressure doing, and has the expansion tank been checked?”

    A temperature and pressure relief valve that weeps, or an expansion tank that has lost its charge, will be blamed on the heater. They are safety devices reacting to a pressure problem, and capping or replacing the valve without finding out why it opened removes the protection rather than the fault.

  2. Replacing like for like without asking

    Ask: “Is this size still right for the household, and what would the alternative cost?”

    A replacement is the one moment the size, the fuel and the type are all up for reconsideration, and the default is to fit whatever came out. If the household has grown, or you run out of hot water on a normal evening, that default quietly locks in the same problem for another decade.

  1. In-house or subcontracted

    Ask whether the crew doing this specific work is on their payroll. Plenty of companies list a service and hand it straight to somebody else, which is not wrong, but it changes who is answerable when something goes back.

  2. The licence for the parent trade

    Look the number up with the authority that issues it rather than reading the certificate they send you. What a licence covers, and whether one is needed at all, changes by state and province.

  3. Insurance, confirmed with the insurer

    A current certificate sent to you by the insurer, not a photocopy from the company. Ask for liability and, where crews are on site, workers' compensation.

  4. What the quote leaves out

    Removal, disposal, subfloor or substrate work, permits and making good afterwards are where two quotes on the same job separate. Ask for the exclusions in writing next to the inclusions.

  5. Two warranties, not one

    The manufacturer covers the material and the company covers the workmanship. Get the second in writing, with its length, and ask whether it transfers if you sell.

  6. How a change is priced

    Agree before the deposit how anything found on the way is priced and approved. The moment to settle that is while you are still choosing between companies, not on the day somebody lifts a floorboard.
