The Ranking

Our top 9 general contractors in Toronto

Toronto's housing runs from century-old semis in Riverdale and East York to 1950s bungalows in North York and Etobicoke, and a general contractor here is usually asked to do more than one trade: open a main floor with a steel beam, add a second storey or a rear addition, underpin a basement, or build a laneway or garden suite. Most of that work needs a building permit from the City of Toronto, and larger jobs need engineered drawings and sometimes a Committee of Adjustment variance, so ask who files the permit and whose name is on it. Ontario does not issue a provincial licence for renovation contractors, and the City licenses only some renovators under its Building Renovator category, so the checks are yours to run. Ask for a WSIB clearance certificate, liability insurance, a written scope and warranty, and references. New homes are different: a builder of a new home must be licensed by the Home Construction Regulatory Authority (HCRA) and enrolled with Tarion, and you can look up a licence on the HCRA public register. We list what each company says about itself and flag what we could not confirm, including firms that work from office suites or unit addresses rather than a storefront.

Methodology

How we chose the best general contractors in Toronto

We searched Google Maps for general contractors and design-build contractors in Toronto on October 31, 2026, plus North York and Etobicoke variants, and listed companies in Google's result order. Each had to be operating, rated 4.5 or higher from at least 50 Google reviews, have a working own website, a real logo and photos, and an address inside Toronto or its former boroughs such as Etobicoke, North York and East York. We excluded pure kitchen and bath remodelers, roofers, commercial-only and civil contractors, virtual offices, home addresses, lead-generation sites, companies with keyword-stuffed names and the second listing of any brand we had already included. Astaneh and JP Lucky also appear in our home remodeling list. Several contractors work from office units or suites, which we disclose on each profile. Licences, warranties and awards are the companies' own statements unless noted. No company paid for a place. Ratings and review counts were read on October 31, 2026.

Hiring

How to choose a general contractor in Toronto

  1. Verify insurance and credentials

Ask for a current certificate of insurance and confirm registration or licensing with the authority that issues it, not with the company.

  2. Ask for a written estimate

Scope, materials, removal, disposal and who pulls the permit should all be named on the page rather than agreed on the doorstep.

  3. Compare multiple quotes

Two or three bids on the same scope. A number far below the others usually means something has been left out of it.

  4. Understand the warranty

Separate the manufacturer's warranty on materials from the company's own warranty on the work, and get both in writing.

  5. Ask who performs the work

Find out whether the crew are employees or subcontractors, and who supervises them on the day.

  6. Check recent local projects

Ask for addresses or photographs of comparable jobs finished nearby in the last year or two.

  7. Avoid high-pressure sales

A discount that expires today, or a knock on the door after a storm, is a reason to slow down rather than sign.

  8. Get everything in writing

Change orders, timeline and payment schedule included, before the first payment changes hands.

Questions to ask before hiring

0 of 10 asked

Red flags

  • No verifiable local business address or registration
  • Pressure to sign on the first visit
  • A demand for full payment up front
  • An offer to cover or waive your insurance deductible
  • Refusal to put warranty terms in writing
  • A quote that will not itemize scope

FAQ

General contracting companies in Toronto FAQs

Does Toronto require a licence for a general contractor?

Ontario does not issue a provincial licence for renovation contractors, so the checks are yours to run. Ask for a WSIB clearance certificate, liability insurance, a written warranty and the permit plan from the City of Toronto, which also licenses some renovators under its Building Renovator category. Builders of new homes must be licensed by HCRA and enrolled with Tarion.

How much does a general contractor cost in Toronto?

Cost depends on scope, the age of the house and the finishes, so none of these companies can give a real number without a site visit. Ask each firm for an itemized written quote, compare what is included and what is an allowance, and expect engineering, structural work and permits to add cost on older homes. Several companies here offer free consultations or estimates.

Which Toronto contractors handle additions and laneway or garden suites?

Astaneh Construction and Norseman Construction describe additions with drawings and permits in-house, and D2 Build lists garage studios and garden and laneway suites. 416 Construction offers architectural drawings, additions and custom homes. Ask any contractor who files the City of Toronto permit and how zoning limits apply to your lot before you sign.
